In Turkey, 1.5 million university students need to undertake their studies far from their families. State residences fall short in number, and their capacities are limited. Although renting flats solves the problem of accommodation, it brings about new problems. The solution lies with the new generation private student residences. As of 2015, there are 193 universities and colleges in Turkey, 109 of them state-run and 84 privately run. As the number of universities grows, the number of students grows as well. There are currently 5.6 million university students enrolled in institutions in various provinces. Around 40% of the students in Turkey study at an institution outside of their province of residence, meaning that over 2 million students need to find a solution for their issue of accommodation. University student halls, residences run by the Credit and Dormitories Agency as well as accommodation run by foundations and associations host around 500,000 students in total. A portion of the remaining number of students, amounting to over 1.5 million, stay with their acquaintances or relatives and in guest houses of certain institutions while the majority rent out flats on their own or with their friends. However, in both situations students struggle with numerous problems while continuing their higher education. Students planning to stay in rented flats struggle from the outset to find suitable accommodation to rent. In many cities landowners are reluctant to rent their properties out to students. Properties rented out, in turn, are generally unsuitable and unhealthy. Problems do not end there for those who are lucky enough to find property to rent. Firstly, the property needs to be at least minimally furnished. While studying, students are also required to generate solutions to issues such as cleaning, heating, food, transport and bill payments. PRIVATE RESIDENCES BOOST INVESTMENT New generation private residences constitute an alternative to the limited capacities of state-run residences and put an end to the worry of trying to find a property to rent. Private residences, providing a modern, comfortable and safe accommodation opportunity for academics and students coming from abroad, constitute an alternative to flats and residence halls by providing students with hotel-level quality. Besides accommodation services, another point taken into consideration by students studying in large cities is proximity to the campus. Students not wishing to lose time in traffic choose locations close to the university or areas close to points where they can take vehicles less likely to be jammed in traffic, such as the commuter boat or subway. Private residences offer students an ecosystem where most of their needs are met. Also, certain special residences offer very advanced social facilities. Akfen Construction, having invested into the Hacettepe University campus in Ankara as one of the largest private residence investments, ranks among the most ambitious players in the sector. Within the Hacettepe University campus, an investment of USD125 million will be made for a private residence with a capacity of 7,300 beds. This will be increased to up to 15-20 thousand.
